Fountain Valley
Fountain Valley is mostly single story tract housing built out in the sixties and seventies, and that housing stock has two things in common: original stucco and forty year old landscaping. Mature trees mean shade, shade means the north wall and the side yard stay damp, and damp stucco grows algae. Meanwhile the sprinklers that keep those trees alive have been staining the concrete rust orange for decades.
Westminster
Westminster runs residential and commercial side by side. Older single family tracts on one street, a busy retail strip on the next. Storefronts and their entry concrete take a beating from foot traffic, gum, grease and delivery trucks, while the houses behind them have the same aging stucco and shaded elevations as the rest of central Orange County.
Costa Mesa
Costa Mesa is a mix. Mid century homes on the Eastside with original wood trim and painted siding, newer infill builds elsewhere, and lots that are often tight enough that the neighbor's fence is three feet from your wall. Close enough to the water that salt still reaches it, far enough inland that dust and traffic film add to the load.
Seal Beach
Seal Beach sits right on the water, which means the heaviest salt load of anywhere we work. Old Town cottages sit on small lots a few blocks from the sand, and the salt film never stops arriving. It dulls paint, corrodes hardware and holds dirt against the wall so a rinse with a garden hose does almost nothing.
Garden Grove
Garden Grove is large, inland and almost entirely built out in postwar tracts. Wide driveways, long walkways and a lot of concrete per property. Far enough from the water that salt is not the main problem here. Dust, irrigation rust and decades of shaded organic growth are.
Newport Beach
Newport Beach property is exposed and expensive, which raises the cost of doing it wrong. Waterfront and peninsula homes take constant salt spray. Finishes run to stone, glass, painted stucco and hardwood, none of which forgive a pressure washer pointed at them by someone in a hurry.
Los Alamitos
Los Alamitos is small, quiet and heavily treed, mostly older single story homes on established streets. Tree cover is the defining factor. It drops sap, leaf litter and bird mess onto driveways and patios, and it keeps whole elevations of the house in permanent shade where mildew never gets a chance to dry out.
Stanton
Stanton packs a lot into a small footprint. Compact single family lots sit alongside duplexes, fourplexes and small apartment property, and shared walkways, stairwells and parking areas carry far more traffic than a private driveway ever does.
Santa Ana
Santa Ana has the oldest housing stock in this part of Orange County. Craftsman and Spanish revival homes in the historic neighborhoods, postwar tracts everywhere else, and a large commercial core. Older property is where method matters most, because original wood siding, painted trim and hundred year old stucco will not survive being blasted.
Cypress
Cypress is planned, uniform and mostly seventies stucco with tile roofs, laid out street after street in matched tracts. That uniformity works against you. When one house on the block gets washed, every house next to it suddenly looks dirty, because they all started the same color and have all faded at the same rate.
Long Beach
Long Beach covers more ground and more building types than anywhere else we serve. Beach cottages and duplexes near the shore, character homes on the inland side, and a working port that puts diesel film and industrial dust into the air across the whole city on top of the salt already coming off the water.
Anaheim
Anaheim is the furthest inland city we cover, and the problem set changes with the distance from the water. Salt stops being the main issue. Dust, irrigation rust and hard water staining take over, and the summer heat bakes everything into the surface harder than it does on the coast.
