House Washing In Huntington Beach, CA
Coastal air is hard on a house. Salt film settles on the walls, the marine layer keeps stucco damp overnight, and inside a season or two the shaded side of the house goes green. High pressure does not fix that. It drives water behind trim, chalks the paint and cuts lines into soft stucco. Leti's Power Washing soft washes instead, so the growth dies at the root and the finish stays intact.
What A Soft Wash House Wash Removes
Airborne salt, road film, spider webbing, wasp nests, algae, mildew and the black organic staining that builds on north and shaded elevations. The cleaning solution does the work at low pressure, dwells long enough to kill what is growing, then gets rinsed off the wall along with everything it lifted.
Stucco, Siding, Brick And Trim
Most homes around Huntington Beach are stucco or vinyl with painted wood or composite trim. Each of those takes a different dwell time and a different rinse angle. Stucco holds solution longer and needs a slower rinse so nothing streaks. Vinyl needs the rinse pushed downward so water never gets forced up under the laps. That is decided on site, before the first drop goes on the wall.
What The Job Looks Like
Landscaping gets soaked down first so nothing sits dry while solution is in the air. Fixtures, outlets and light housings get checked. Every elevation gets treated, dwelled and rinsed, including gutter faces, soffits, eaves and downspouts. Beds get rinsed again at the end. You get a walkthrough before we pack up.
How Often A Coastal Home Needs It
Inland homes can stretch a house wash out. Homes inside a few miles of the water usually cannot, because the salt load never stops. Most owners near the coast end up on a yearly cycle, and shaded or heavily landscaped elevations sometimes need attention sooner.
Common Questions
Will soft washing damage my stucco or paint?
No. Soft washing runs at roughly garden hose pressure. The cleaning solution does the work, not force, which is exactly why it is the right method for stucco, painted trim and older siding.
How long does a house wash take?
Most single family homes are a two to four hour job depending on square footage, how many stories, and how much growth is on the shaded elevations.
Do you need to be home during the wash?
No. We need access to an outside water spigot and to the gates. You can be there for the walkthrough or we can send photos when the job is done.
